Rudersdal Municipality is taking an important step towards more data-driven real estate operations. The municipality has chosen proprty.ai as a digital system to support condition assessment and prioritization of maintenance — with the goal of shifting more tasks from emergency to preventive measures.
With proprty.ai, Rudersdal Kommune gets a digital tool that combines AI-based analyses with manual assessments of the condition of buildings. The collaboration will help to professionalise maintenance decisions across the municipality's many buildings.
Data to strengthen decisions and prevention
The collaboration marks an important step in Rudersdal's ambition to use data more actively in operational and maintenance decisions.
“In the real estate field, too, it is better to prevent than to remedy. It is our ambition to move several of our tasks annually from emergency to preventive maintenance, so that we get the most out of each maintenance crown. Proprty.ai is an essential tool to be able to achieve that goal,” says Mads Bo Bojesen, property manager in Rudersdal Municipality.
More efficient investments in maintenance
The agreement is part of the municipality's maintenance priority in the budget for 2026—2029, where an additional DKK 36 million has been allocated to the area. The solution should provide a unified, data-driven overview of buildings' condition, residual life and maintenance needs — and help the municipality plan smarter.

From Data to Sustainable Decisions
The agreement includes the implementation of proprty.ai with integration to Dalux as well as access to the CO₂ module, which makes it possible to calculate and reduce the climate footprint of the municipality's properties.
“We are seeing a significant movement in municipalities towards more data-driven property management. Rudersdal is at the forefront of using technology strategically — both to preserve the value of buildings and to meet ambitious climate targets,” says Anders Holm Jorgensen.
The implementation will begin in November, when Rudersdal Ejendomme and proprty.ai will jointly carry out onboarding and training of power users.
