Propry.ai is part of the solution against acute maintenance

Propry.ai is part of the solution against acute maintenance

It is common knowledge that there are three main reasons why acute maintenance occurs. Without precise data, it is difficult to determine what type of maintenance is required for the building part to maintain its function, which can result in unexpected and costly repairs. Another reason is activity-based building vision, where inspections focus on collecting maintenance activities on building parts that visibly need it. This means that the necessary preventive activities are often overlooked or not collected, which ensure longevity and prevent problems that later develop into major injuries. Defective maintenance on the property creates a backlog in which necessary repairs are postponed and over time can lead to more serious problems. Finally, extreme weather can quickly deteriorate building parts and require urgent maintenance.

Problems associated with acute maintenance

It is well known in the industry that urgent maintenance can pose major challenges and is one of the main obstacles to delivering the expected returns on investment properties or budgets of public property teams. Studies have shown that you can get as much as four times more value from your maintenance investments for every percent you move from emergency to preventive maintenance. If you discount this value on an annual maintenance of DKK 200 million and an urgent maintenance rate of 30%, we are talking about hundreds of millions over 30 years — value that could otherwise have been given in return.

In terms of building technology, acute maintenance also has consequences, as it often has consequences for the adjacent building parts, which in turn helps to accelerate the need for maintenance on the properties. Some property teams employ the tactic of 'gathering to heap'. But poorly maintained properties it is more difficult to keep a low idle rate on just as large large-scale renovation projects have it with chasing tenants out of the properties. Idling is another big factor on returns derived from improper maintenance.

The industry needs to be made greener and more sustainable, and maintenance plays a major role in achieving these goals. Here we draw attention to the CO2 embedded in building parts, which is not fully utilised, as urgent maintenance shortens the life of the building parts. Having emergency maintenance resolved is therefore not only good for cashflow, returns, sales value but also for tenants, the environment and the responsibility to ensure a healthy building stock in Denmark.

How proprty.ai Reduce Acute Maintenance

proprty.ai offers an advanced solution for managing and preventing acute maintenance. Using AI, proprty.ai delivers an accurate assessment of the condition and residual life of building parts on all properties. This insight makes it possible to predict what costs need to be allocated to ensure full function and longevity, as well as when a building part can no longer maintain its function. This allows for informed maintenance decisions to be made.

In proprty.ai, condition assessments are no longer a snapshot, as the artificial intelligence creates new predictions on a weekly basis. This ensures that property owners always have an up-to-date picture of the condition of their property and that the portfolio is constantly monitored. This enables data-driven decisions and preventive maintenance, extending the life of building parts and avoiding consequential damage.

The model learns from the real world through the building views implemented in proprty.ai. In doing so, it learns from comparable properties and can alert and make visible necessary efforts. We expect that in the long term, proprty.ai will be able to predict when building parts from a specific installation period will start to create challenges for the building owner and thus foreshadow proper maintenance, such as function and longevity. The goal is to ensure healthy finances, healthy cashflow and healthy buildings.

The maintenance plan also plays an important role, especially where you do not have a clear plan for how you will maintain all the building parts on the property. Here, proprty.ai helps to ensure that a preventive maintenance plan is made on all building parts and that major renovations or replacements are planned based on the condition and residual life of the building parts.

In the plan, you can constantly monitor whether you plan with a backlog at the building section level. This is based on the predictions the AI models have made about the cost and frequency of maintenance.
