Challenge: Limited overview, lack of standardization, and capacity constraints
Managing a large and complex portfolio made it difficult for By & Havn to establish a single, reliable data foundation. Assessments often relied on experience and intuition, and many maintenance tasks only surfaced after damage had already occurred.
“We had a lot of data and were well underway with digitalization, but we were missing the final piece to get all the way there. Doing it ourselves would have required significant resources,” says Steen Pii Johannesen, Team Lead for Property Operations at By & Havn.
As a newly graduated construction architect, Ali Hasnain Kiyani, Property Inspector, faced the same issue:

Solution: AI-driven condition data, safety scores, and Dalux integration
With proprty.ai, By & Havn receives AI-generated condition assessments, remaining lifetimes, and safety scores for all properties and building components. The platform brings photos, notes, and registrations together in one place and pushes maintenance plans directly into Dalux FM through a close integration based on CCS codes.
“The integration between proprty.ai and Dalux means we can now work in one unified system. Data flows automatically, and we can see both historical and planned tasks for each building component,” explains Steen Pii Johannesen.
The AI also supports prioritization. Buildings with low safety scores are addressed first, while stable assets can be scheduled later.
Results: Faster insight and decisions based on reliable data
The impact has been significant. By & Havn assessed 500,000 m² in around six weeks, far faster than previous manual processes. Post-processing time has been reduced substantially, and 90% of the AI-generated predictions are used directly in budget planning.
“We now use data to justify our budgets instead of gut feelings. That has made the process both faster and more robust,” says Steen Pii Johannesen.
“The AI helps us prioritize what needs attention now and what can wait. It gives us a clear, data-driven overview,” adds Ali Hasnain Kiyani.
Looking ahead: Planned maintenance as the new standard
By & Havn continues to expand the collaboration and use proprty.ai as an active management tool in daily operations. The goal is for maintenance plans to move beyond static documents and become dynamic plans that continuously update as new data becomes available.
“We now work with maintenance plans instead of just having them. They’ve become a strategic tool that’s actively used in operations,” concludes Steen Pii Johannesen.
